Ackmar Road includes 13 attractive offices, all of which are accessed from a stunning full-height atrium.

The office building is set in a quiet residential area just a few minutes’ walk from Parsons Green station, Ackmar Road used to be part of a larger industrial building that had been given a typical 1980s makeover.

Acquired by Marston Properties in 2003, we refurbished and extended the building in 2006, creating spaces that are ideal for smaller businesses who want to be in a larger building with access to a shared garden and bike storage.

History

The building was originally part of a much larger Victorian factory building that was accessed from Ackmar Road and Novello Street. Latterly there was a large MOT garage ‘Top Hat Motors’ accessed from Novello Street that by the late 1990’s was demolished to make way for new social housing.

The single occupier office building left behind with just access to Ackmar Road had had a 1980’s facelift and this was bought by Marston Properties in 2004 and added the top floor and the central staircase.

Amenities

The building accommodates thirteen small offices between 150 and 560 ft2 spread across four floors with a mix of shared use and self-contained kitchens. There are shared WCs on ground and first floors and a shower for active travellers on the first floor.

Heating, hot water and electricity are included in the service charge.

A courtyard to the rear of the property is for the use of everyone working in the building, giving somewhere private to sit and eat lunch in the summer or hold outside meetings.

There are bike racks in the courtyard giving an added level of security for active travellers. Bike racks are also provided adjacent to the pavement for visitors.

The majority of the units benefit from excellent natural light from the South windows that are shielded in high summer by Brille Soleiles.

Eating and drinking

Occupiers of No 27 are spoilt for choice as the building is nestled right in the middle of Parsons Green.

There are numerous independent coffee shops and cafes including District, Naïve, St Clements, Helly’s and Rondor.

The best known pub is the White Horse that since the 1980’s has been known locally as The Sloaney Poney and is only a few minutes’ walk. The Duke and Aragon House are just across the Green and all three provide great food choices for lunch and evening meals.

There is also a large Megan’s restaurant and a smaller Ollie’s Restaurant within a few minutes’ walk and a myriad of restaurants within 10 minutes’ walk on the New King’s Road and Fulham Road.

Shops

Little Waitrose and a Coop mini supermarket are within a few minutes’ walk.

A Bailey & Sage is near The Green for delicatessen cheeses, fruit and vegetables and Fulham Greens for just fruit and veg. Emilia’s Delicatessen a little further on to the west of the green is excellent for Italian meats and cheeses and hot and cold dishes are served throughout the day as takeaways, as well as amazing coffee.

For gift buying there is an Oliver Bonas in Parsons Green Lane and Bayley & Sage Abode in the new Kings’ Road.

Wellbeing

Parsons Green itself is within less than 5 minutes’ walk for you and the office dog or a little further on is Hurlingham Park, South Park and Eel Brook Common all within 10-15 minutes’ walk.

There are public tennis courts at Hurlingham Park, Eel Brook Common and South Park, the latter also has a pétanque area, cricket nets and exercise area.
