You’ll be pleased to hear that we don’t charge any moving-in fees, with the cost of the inventory and admin all taken care of by us. To hold the property for you while we check your references we take a £300 administration fee, which is taken off your first month’s rent when you move into the property. If you pull out or your references are not satisfactory, this is non-refundable.
We ask for a deposit of 6 weeks’ rent, which we hold in a Government-approved scheme, so that it’s secure and protected for the duration of your tenancy.
On moving-in day, we’ll meet you at the property to hand over the keys, take meter readings and make sure you know where everything is. Our independent inventory clerk will have prepared a fresh inventory ready for you to check and sign.
If you should have a problem when living in a one of our properties, our in-house maintenance team can pop straight round to deal with it. They know each building inside out, so they can get things fixed quickly and efficiently. You don’t even need to take time off work to wait in for them, as they are all trusted contractors or Marston Properties employees.
There are no fees to pay when you renew your tenancy with us. However, should you decide to move on then we’ll need to complete an end-of-tenancy inventory, charged at between £100 and £140, depending on the size of the property. Your deposit will be returned to you when you leave, providing of course that your rental payments are up-to-date and that the property has been professionally cleaned and is in the same condition as when it was handed over to you, save for reasonable wear and tear.
Replacing a sharer
If anyone in the property leaves and you choose to replace them with a new sharer, we charge £140 per applicant to create replacement tenancy agreements and to check new references. Should the new sharer leave within six months then they may have to pay a £400 administration charge to cover the cost of re-assigning their tenancy.
