Marston Properties own, let and manage a range of commercial properties in South, South West and East London. Including retail outlets and offices, we have a wide range of commercial properties available in the following locations:
Floor areas in the B1 units range from 200 sq ft to several thousand sq ft. There are also several shop units in Fulham. We manage all our commercial property ourselves - so there are no third parties involved when you contact us directly.
We have our own maintenance team that operates from our Fulham offices, so we can provide a prompt service when required.
We offer flexible leases and licenses on our commercial properties, from one month to twelve years. As no third parties are involved, you can negotiate directly with us and should you make an offer we can provide an answer quickly.
Legal Information
As a landlord managing our own commercial properties directly we can be very flexible as far as tenure is concerned.
We have a standard form of lease for each site that can be for anything from three to twelve years. Rent reviews are generally every three years. The leases are generally full repairing and insuring leases.
You would need to instruct your solicitors if you decide that you need a lease. Each party bares their own legal costs.
If you would rather make a shorter period of tenure we can cover this too by letting the property on a licence - a few months can be arranged depending on which site. Licences do not need to involve solicitors as we can issue these directly and reach agreement with you- costs are therefore kept to a minimum. Licences give more flexibility to the tenant but also offer less security.
For leases and licences we generally take rent deposits equalling the payment period ie one quarter. This would be held in a separate interest bearing account.
We take references on all comercial tenants. We would need to contact your bank, accountant and one supplier. We would also ask to see the latest set of audited accounts as well as running credit checks.
This however doesn't exclude young companies who don't necessarily have a credit history. We would meet you and visit your existing premises and if we like what you do and how you do it we can usually reach agreement. If a shorter period of tenure is required we can cover this too - depending on the length of time we can agree a licence.
